This stunning cottage is set in a beautiful rural landscape close to village life and would act as the perfect backdrop for groups who want to enjoy time with their friends and the surroundings rather than just hit the nightclubs.
That’s not to say you’re limited in terms of activities; you have a wealth of options available to you staying at The Paddock 1. This super farmhouse property is located in the heart of the gorgeous Derbyshire Dales. The whole space is entirely your own and is completely private. The gardens are extensive with beautiful panoramic views of the rolling hills and countryside. This accommodation sleeps up to seventeen guests.
Location: Near Ashbourne & Derby
Nestled in the heart of the rural Derbyshire Dales, this impressive party house accommodation is easy to reach by car. Local farm shops can be found tucked away on the side roads, perfect if you want to taste the local produce. The charming little grey stone village of **Kniveton** is only a short walk away, where you will find a pub called The Red Lion (serving up fine ales and tasty food) and a post office.
The market town of **Ashbourne** is a short drive from your accommodation. In Ashbourne, you will find restaurants, coffee shops, some high street favourites, and artisan stores. This is an ideal location for visiting attractions in and around the southern part of the Peak District; both Chatsworth House and Alton Towers are easy to reach by car.
The nearest City is **Derby** which is a half an hour drive away and a little further on is **Nottingham** which is about an hour away by car, giving you plenty of options for a big night out.
Cinema Room & Games Room
The lounge area is beautiful and elegant. Low beams, rugs, and a feature fireplace characterize this main living space and is great for everyone to collect for games or activities.
For a quiet movie night, there is a specialized **Cinema Room**, newly finished with bean bags and soft seating plus a DVD library for your exclusive enjoyment.
Easily worthy of its own section is the fantastic **Games Room**. This is a shared games room with the other cottages nearby, and includes classics such as Table Football, Snooker, Pool, Billiards, and Table Tennis for when time calls for a bit of competitiveness.
Farmhouse Kitchen & Dining
The kitchen is beautifully finished, with lots of space in case more than one chef is needed for the cooking. The well-equipped kitchen has everything you need to cook up culinary delights for your entire party – or just stick with the bacon sandwiches and hire in your own **Private Chef** to amaze you with their cooking talent.
The dining area is spacious and open with a gorgeous long wooden table for your party to sit at. It’s perfect for Beer Pong (or Prosecco Pong, whichever you fancy) and of course any other daytime activities you do in-house.
7 Themed Bedrooms (Sleeps 17)
This accommodation really makes great use of having beds that can be doubles or split into singles to ensure everyone can have their own bed if required. There are seven bedrooms with enchanting names and matching decors:

All bed linen is provided. An optional sofa bed is available in the lounge area if needed.
Garden with Hot Tub
As you would expect for a farmhouse property in the Derbyshire Dales, the grounds surrounding this party house are beautiful. At night-time, the **Hot Tub** gives an uninterrupted vista of starlit skies. There is a terrace with charming garden furniture and a BBQ for outside eating. Lots of grass area is available for outside play with plenty of shade opportunities should the sun be too hot to bask in.
